Termination Conditions
Either party may terminate without cause with 30 days’ advance written notice. Contractor is not obligated to pay fees/charges for longer than 30 days following the notice date. Non-renewal requires written notice at least 30 days before term expiry; late notice triggers additional payment obligations for the notice period.
Operational Policies
Settlement DateAfter deal closes and commission is received by the brokerage, subject to brokerage deductions/withholdings (e.g., Broker Service Fee) and Monthly Billing Statement processes.
Settlement PolicyCommission payouts are processed through the brokerage and are subject to deductions/withholding of amounts owed (including the Broker Service Fee, which may be withheld from commissions at closing). Broker Service Fee is calculated as 2 % of gross commissions per the fee schedule and is billed/settled via Monthly Billing Statements. Cap/threshold: once Contractor earns $275,000 in gross commissions in a calendar year, the Broker Service Fee is not required for the remainder of that calendar year. Security deposit is held without interest and is returnable within 30 days after termination/expiration if all obligations are satisfied (unless renewed).
Customer PolicyClient service agreements are treated as brokerage-level agreements. On departure, Contractor may have those agreements assigned to the new sponsoring broker only if: (a) all obligations to the brokerage are satisfied, (b) client releases are provided releasing the brokerage, and (c) the new brokerage agrees in writing to assume obligations/liabilities—then the brokerage will promptly process assignment.
Team PolicyTeams may exist (the regulator lists multiple teams under this brokerage). Team naming/branding has strict limits: Contractor must not use the broker name or RE/MAX Marks in the name of any ‘team’ (and must comply with the RE/MAX Trademark Manual/branding rules and prohibited directory/Internet listings).
