# Real estate sales agent (licensed, BC) **Team:** The Align Group at eXp Realty **Location:** Greater Vancouver and the Fraser Valley, British Columbia **Engagement:** Independent contractor, commission-based **Schedule:** Full-time preferred ## About the team The Align Group is a performance-driven real estate team at eXp Realty serving Greater Vancouver and the Fraser Valley. We're a team of around 60 agents who closed over 300 homes last year, averaging 5.2 transactions per agent against a Greater Vancouver market average of 1.7. We give agents a built operating system: templates, admin support, accountability, marketing assets, lead infrastructure, daily coaching, and a community of producers. The work is still yours to do. We make sure you never do it alone. ## Role summary You'll represent buyers, sellers, and investors in residential trading services transactions across Greater Vancouver and the Fraser Valley. You'll prospect for new business, run consultations and listing presentations, negotiate and write contracts, and carry transactions through to close, supported by our admin team, systems, and coaching. This role suits a licensed agent who wants structure and accountability and is ready to prospect, get coached, and build a real business. ## What you'll do Client and transaction work: - Generate business through prospecting, follow-up, your sphere, open houses, and team lead sources. - Run buyer consultations and seller listing presentations that win on value rather than discounting commission. - Prepare, present, and negotiate Contracts of Purchase and Sale, listing agreements, amendments, and required disclosures. - Show properties, host open houses, and provide showing support. - Coordinate photography, floor plans, conveyancing, lawyers, and inspectors through team vendors. - Maintain your CRM, pipeline, and follow-up cadence so no lead goes cold. - Keep accurate records and complete documentation to BCFSA and FINTRAC standards. Team participation: - Report your daily income-producing activities in the team accountability chat: contacts, appointments, listings taken, buyer sales, listings sold, and price-reduction conversations. - Attend a minimum of 70% of team meetings and trainings. - Agents under 5 deals per year attend roleplay (Mondays, Thursdays, Fridays at 8:30 AM) and live prospecting (Mondays, Tuesdays, Wednesdays at 11:00 AM on Google Meet). - Submit every transaction for mandatory contract review by the managing broker. - Enter listings for team approval before they go live, and create transactions in SkySlope within 48 hours of an accepted offer. - Keep all marketing within BCFSA branding and advertising standards. ## Requirements - Active BCFSA trading services licence at the representative or associate broker level, in good standing under the Real Estate Services Act. Newly licensed agents and those completing their Applied Practice Course are welcome to apply. - Membership in good standing with a BC real estate board (Greater Vancouver Realtors or Fraser Valley) with MLS access through the brokerage. - At least 19 years of age and legally entitled to work in Canada. - Reliable transportation, a smartphone, and a computer. - Strong communication skills and professionalism with clients. - Willingness to prospect daily, report your numbers, and be coached. ## Who does well here Agents who want a path from solo operator to business owner. Whether you're newly licensed and building your foundation or an established producer looking for leverage and time back, the structure is built to move you to the next level. ## What we provide - Full-time admin team handling BCFSA compliance, MLS input, amendments, conveyancing coordination, and listing setup. - Mandatory contract review by the managing broker on every file, so you stay protected under BC regulations. - Buyer and seller guides, listing presentations, document checklists, and plug-and-play templates. - CRM and lead generation systems (subject to qualification), plus eXp lead programs and tools. - Daily roleplay, weekly prospecting clinics, coaching, and a full training archive. - Canva Pro, Highnote, professional photography and video coordination, and eXp Luxury marketing access. - The full eXp Realty platform: revenue share, stock equity programs, eXp University, and 24/7 broker support. - Open house and showing opportunities, paid on closing ($125 for open houses, $50 for showings; agents cover their own expenses). ## Engagement terms This is an independent contractor role. Compensation is commission-based on a tiered split that depends on your production level and stage with the team. We don't make income or production guarantees. "Real estate is a lonely business. Most agents hang a license, get a desk and a brand, then figure out the rest on their own. The Align Group was built to take that isolation out of the job. We're a team of around 60 agents at eXp Realty, working across Greater Vancouver and the Fraser Valley. When John interviewed our agents at a recent team luncheon and asked each of them for one word to describe the team, two kept coming back: family and community. That's the foundation. Everything else sits on top of it. Accountability John Tsai sets the standard here. The year he sold 149 homes, he had 40 separate accountability partners and paid each of them between $100 and $500 a day whenever he skipped his own commitments. That's the level we operate at, and it's why accountability runs through everything we do. It works on three levels: a daily WhatsApp reporting group, one-on-one check-ins, and ChatGPT-based ratio tracking. Every day, agents report their contacts, appointments, listings taken, sales, and price-reduction conversations. When someone is counting on you, your performance goes up. Discipline only carries you so far. Accountability here is a form of care. If you want structure, you'll do well. If you want to coast, this isn't the right team. Collaboration The chat group tells the real story. Someone asks a question and several agents jump in to answer it properly, no matter how small the question is. We've had an agent who was pregnant at the time drive from North Vancouver to New Westminster to put up a for-sale sign so a teammate wouldn't fall behind. No one was keeping score. That's what care looks like on this team. People stay for the culture, and our culture is built on growth, collaboration, and winning together. Training and skill We invest in lead generation and we provide leads. We also teach you what to say, how to respond, and how to convert, through daily roleplay and weekly prospecting sessions.
